Home remodeling in Gridley, CA

Kitchens, bathrooms, floors and full remodels for Gridley homes, from older houses near downtown to newer neighborhoods at the edge of town.

A railroad town that grew up farming

Gridley was laid out in 1870 when the railroad came north from Marysville, and it incorporated in 1905. It's still a farm town at heart, about 29 miles south of Chico on Highway 99, with orchards on every side. The houses near the old downtown are some of the oldest in south Butte County, and newer neighborhoods have filled in around the edges.

The older homes usually need what older homes everywhere need once they're opened up: wiring that wasn't sized for today's kitchens and air conditioning, aging water and drain lines, floors that have moved over the years, and little or no insulation. The newer houses are more about finishes: builder-grade kitchens and baths, carpet that's done, and trim and paint that never quite looked finished.

Permits run through Butte County

Gridley's building inspection is performed by the Butte County Department of Development Services Building Division, so building permits for Gridley homes are applied for and inspected through the county. We handle the application and line up inspections as part of the job.

City-owned power

Gridley runs its own electric utility rather than relying on PG&E for electric service. That matters on remodels that upsize the electrical service or move the meter, which is common when an older house gets a new kitchen, central air or an EV charger. The service change has to be coordinated with the city's electric department, and we build that step into the schedule.

Heat and older houses

Summers in the south end of the valley are long and hot. Attic insulation, window replacements and shade over patios do more for comfort in an older Gridley house than almost anything else at the same price. Exterior paint holds up better when it goes on in spring or fall, so we schedule it for those windows when we can.

What drives the price of a Gridley remodel

We give fixed prices in writing, not ranges, because a few decisions move the number more than anything else.

  • Cabinets and counters, which are usually the largest line on a kitchen
  • Whether the electrical service needs to be upsized, and the coordination that comes with it
  • How far the flooring runs, since carrying it through adjoining rooms adds square footage fast
  • Layout changes, because every fixture that moves means plumbing and electrical work behind the walls
  • What turns up once the walls are open in an older house

Anything we find that wasn't in the scope comes to you as a written change with a price before we touch it.

Working in Gridley from Chico

Gridley is a straight run down 99 from Chico. Materials are ordered early and staged so crew days are spent building. The process is the same as on every project: walkthrough, written scope with a fixed price and materials listed, the build with dust walls, floor protection and a swept site daily, and a final walkthrough with a punch list.

Questions people ask

Who issues building permits in Gridley?

Building permits and inspections for Gridley are handled by the Butte County Department of Development Services Building Division. We submit the application and schedule inspections for you.

Will my remodel need an electrical service upgrade?

It depends on what's there now and what you're adding. Older houses with small panels often need more capacity for a new kitchen, central air or EV charging. If yours does, we include it in the scope and coordinate the service change with Gridley's city-owned electric utility.

Can you get a house ready to sell or rent?

Yes. Tyler also buys, renovates and resells houses in the area, so he knows which updates show up in photos and appraisals and which ones a buyer won't pay for. Tell us the goal and we'll keep the scope tight.
