Roofing and roof repair in Chico, CA

Roof work done as part of a complete exterior project: the rotted fascia, eaves, sheathing, flashing and gutters fixed along with the roof, under one scope and one contractor.

A roof is more than shingles

When a roof leaks or wears out, the shingles are usually only part of the story. Water that has been getting in for a while rots the sheathing, the fascia boards and the rafter tails at the eaves, and gutters that overflow push water into the same places. CCB Construction is a residential construction and remodeling contractor based in Chico, and we handle roofing as part of exterior projects: the carpentry and repairs underneath and around the roof, plus the roofing itself, planned as one job. Tyler Carlisle runs every job himself.

Our crew handles the roof itself and everything around it: tear-off, sheathing repairs, underlayment, the new roof covering, flashing, fascia, trim and gutters. You get one scope, one price and one schedule instead of coordinating a roofer, a carpenter and a gutter installer yourself.

What a roof project with us can include

  • Leak repair, with the damaged decking, framing and interior drywall fixed as part of the same job.
  • Fascia, eave and rafter-tail repair, often the most rotted wood on an older Chico house.
  • Sheathing replacement where the decking is delaminated, soft or water-stained.
  • Full tear-off and replacement with new underlayment, flashing, drip edge and ridge vents.
  • Gutters and downspouts, so water actually goes where it should.
  • Attic ventilation, either as part of a reroof or alongside an attic insulation project.
  • Exterior paint on the new fascia and trim once the roof is done.

Repair or replace?

A roof with isolated damage, such as a lifted section from wind, a failed pipe boot or a bad flashing detail at a chimney or wall, can often be repaired. A roof with widespread granule loss, curling or brittle shingles, or multiple leaks is usually at the end of its life, and patching it just moves the leak. During the walkthrough we look at the roof surface, go into the attic to look at the underside of the decking, and check the eaves. You get a straight answer on which one makes sense.

If the house is about to be sold, the roof is one of the first things a buyer's inspector looks at. Tyler buys and resells houses in the area, so he knows how roof condition comes up in inspections and appraisals.

What drives the cost of roof work

We give a fixed price in writing after a walkthrough. The biggest factors are:

  • Size and pitch. Steeper roofs need more safety equipment and go slower.
  • Layers. A roof with more than one layer of old shingles takes longer to tear off and haul away.
  • Decking and fascia. How much rotted wood has to be replaced is the hardest number to know before tear-off. We note what we can see and price any additional rot as a written change before we replace it.
  • Material. Composition shingle is the most common choice here; tile and metal cost more and have different structural and detail requirements.
  • Penetrations. Chimneys, skylights, vents, solar mounts and wall intersections all need flashing.
  • Solar. If panels need to come off and go back on, that has to be coordinated with a solar contractor.

Permits and Chico-specific considerations

Reroofing generally requires a building permit. Inside city limits that goes through the City of Chico Building Division; outside the city it is Butte County. We handle the permit as part of the job.

In Paradise, Magalia and other foothill areas mapped as fire hazard severity zones, California's wildfire building standards set requirements for roofing materials, vents and eave details, so a reroof there has to meet those rules. In the valley, the concerns are summer heat, which shortens the life of shingles and makes attic ventilation important, and winter storms, which find every weak flashing detail. We schedule tear-offs around the forecast so a roof isn't left open when rain is coming.

How a roof project runs with us

First, a walkthrough on the roof, in the attic and around the eaves. Second, a written scope with a fixed price that lists tear-off, sheathing, carpentry, roofing materials, flashing, gutters and paint. Third, the work: landscaping and the yard protected, tear-off, repairs, dry-in, roofing, gutters and trim, with nails and debris cleaned up daily. Fourth, a final walkthrough together.

Questions people ask

Do you do roof-only jobs?

Yes. A straight reroof or a leak repair is fine. Most older roofs in the area also need some sheathing, fascia or flashing work once the old roof is off, and we quote that up front so it is not a surprise mid-job.

How long does a reroof take?

On-site work for a typical single-story house is often a few days, longer if there is significant sheathing or fascia replacement. Material availability and weather set the start date more than anything.

Can you fix the ceiling damage from my roof leak too?

Yes. That is one of the main reasons to have one contractor run the project: the roof repair, the wet insulation, the drywall and the paint are all part of the same scope.

Do I need to be home during the work?

No, but we will need access to the attic and the yard, and the house will be noisy during tear-off. We walk the finished job with you at the end.
