Kitchen remodeling in Chico, CA
From new cabinet fronts and counters to taking out the wall between the kitchen and the living room. Scope and price in writing before we start, and a kitchen you can actually cook in when we're done.
The kitchen is the room that sells a house and the one you use most while you own it, so it is usually the first room Chico homeowners remodel. Carlisle Custom Builders is a residential remodeling contractor based in Chico. Tyler Carlisle runs every job himself, from the first walkthrough to the final punch list, and because Tyler also buys, renovates and resells houses in the area, he has a clear sense of which kitchen upgrades hold their value and which ones don't.
Three levels of kitchen remodel
Almost every Chico kitchen project falls into one of three buckets, and knowing which one you are in is the fastest way to a realistic budget.
Refresh: same layout, new surfaces
Cabinets stay, or get new doors and hardware. New countertops, a new sink and faucet, a tile backsplash, paint and maybe new flooring. Lighting gets swapped for LED cans or pendants on the existing circuits. This is the right call when the cabinet boxes are solid and the layout works but the finishes are tired. It is also the least disruptive: you usually lose the sink for days, not weeks.
Pull and replace: new everything, same footprint
Everything comes out and goes back in roughly the same place. New cabinets, counters, appliances, flooring, lighting and backsplash, with plumbing and electrical updated where the code requires it. This is the most common kind of kitchen remodel. You get a new kitchen without the cost of moving walls or rerouting plumbing, and the permit, if one is needed at all, is simple.
Full remodel: new layout
Walls come down, the sink or range moves, an island goes in, or the kitchen opens up into the dining or living room. This is where a lot of Chico's older ranch-style houses end up, because the original galley kitchens were closed off from the rest of the house. Structural work, moved plumbing, new circuits and sometimes a new sub-panel all come into play, and the City of Chico or Butte County will want a permit and inspections. It is the most expensive option and also the one that changes how the house lives.
What drives the price of a kitchen remodel
We give fixed prices in writing, not ranges on a website, because the same 150-square-foot kitchen can come in at very different numbers depending on a few decisions. These are the ones that matter most.
- Cabinets. Stock, semi-custom or custom is the single biggest line on most kitchen budgets. Painted shaker doors in a semi-custom line are a popular middle ground in Chico kitchens.
- Countertops. Quartz is the default now for durability; granite, butcher block and laminate each move the number in a different direction. Waterfall edges and large islands add slab count and seams to plan around.
- Layout changes. Every fixture that moves means plumbing, venting and electrical work behind the walls, and sometimes a structural beam where a wall used to be.
- Electrical. Kitchens built before the 1990s often need added circuits, GFCI and AFCI protection, and dedicated lines for the range, microwave and dishwasher to pass inspection.
- Flooring. Whether the new floor stops at the kitchen or runs through the adjoining rooms changes square footage fast. Luxury vinyl plank is a common pick for kitchens because it handles spills and dropped pans.
- What we find behind the walls. Water damage under an old sink, undersized wiring or an unpermitted past remodel can add work. We look hard during the walkthrough so there are as few surprises as possible, and anything we do find comes to you as a written change with a price before we touch it.
How a kitchen project runs with us
The process is the same four steps we use on every job, and the kitchen version looks like this.
First, a walkthrough. We measure the room, look at the plumbing, electrical and venting that is there, and talk through what you want and what you want to spend. Second, scope and design. You get a written scope that lists what is included, what is not, and the materials you picked, with a fixed price. Cabinets and counters get ordered as soon as you sign, because their lead time usually sets the schedule. Third, the build. Demo, rough plumbing and electrical, inspection if the job is permitted, drywall, flooring, cabinets, counter template and install, backsplash, finish plumbing and electrical, paint and trim. We put up dust walls, protect the floors and sweep the site every evening because you are living there. Fourth, the final walkthrough. We go through the kitchen together, drawer by drawer, and close out the punch list before we call it done.
Chico-specific things we plan around
Chico summers are hot, and a kitchen remodel in July or August means managing dust with the windows closed and the AC running. We keep the return air covered and change the filter when we finish. Many of the older homes near downtown and Bidwell Park were built with small, closed-off kitchens, so opening up a wall is one of the most requested changes, and it is almost always a load-bearing question that needs a proper header. Houses built before the 1990s commonly need electrical brought up to current code once the walls are open. If the house is about to go on the market, we can keep the scope to what will show up in photos and appraisals.
Beyond the kitchen
Kitchens rarely happen alone. The same crew handles the flooring that continues into the dining room, baseboard and casing, interior paint and bathrooms, so you deal with one contractor and one schedule. If you are planning several rooms, tell us up front; sequencing them together is cheaper than coming back later.
Questions people ask
How long does a kitchen remodel take in Chico?
A pull-and-replace kitchen that keeps the existing layout usually runs three to six weeks of on-site work once materials are in hand. A full remodel with wall removal, moved plumbing and new electrical is more like eight to twelve weeks, plus permit and design time up front. Cabinet and countertop lead times are usually the long pole, which is why we order before demo starts.
Do I need a permit to remodel my kitchen in Chico?
Swapping cabinets, counters and flooring in the same spots generally does not require a permit. Moving or adding plumbing, gas, electrical circuits, or removing a wall does. Inside city limits that goes through the City of Chico Building Division; outside the city it is Butte County. We handle the permit as part of the job.
Can I stay in the house during the remodel?
Most homeowners do. We set up dust walls, protect the floors along the path to the kitchen, and can set up a temporary counter with the fridge and microwave in another room. The hardest stretch is the week or two without a sink.
What do you need from me before you can give me a price?
A walkthrough of the kitchen, a conversation about what you want changed and roughly what you want to spend, and your material picks or at least a direction on them. From that we write a scope with a fixed price and send it to you before anything is scheduled.
